What is title?

Simply put, title is the right of ownership. In real estate that means the combination of all the elements that constitute the highest legal right to own, possess, use and control a piece of property. Before your transaction settles, we’ll do a title search to uncover any potential issues with your property’s title. A title insurance policy also protects you from any problems that arise in the future.

What is Escrow?

Because buying or selling property involves the transfer of large sums of money, it is imperative that a neutral third party handles the transfer of funds and related documents from one party to another. That’s where North Idaho Title can come in as your escrow holder. We impartially carry out the written instructions given by the principals (buyer, seller and lender) and make sure all conditions of the sale are met before the property and money change hands. Our responsibilities include receiving funds and documents necessary to comply with those instructions, completing or obtaining the required forms and handling final delivery of all items to the proper parties upon the successful completion of the escrow.
